Brief

In Current situation where Projects Delivery is questionable in the market, how use of proper Management Techniques can align stakeholders of project and deliver your project on planned schedule.

Developed by L R Builders Project is a Residential Project of 5.4 Lacs Built-up Area having 7 Towers G+12 having double height Stilt Floor. Project Kicked in December 2017. Delivery was tough as many external conditions has gave a setback to project of 2 months but due to Hard work and proper Management process, it got delivered in duration of 24 months.

Problem

Ensuring Timely Project Delivery is most challenging aspect for any Developer. Planning is easy but implementation is tough.

Project started in December 2017 and Manomav was on board on project in Feb 2018. Only few footings were casted till that. Availability of right Aggregate for Concrete became biggest challenge. Project got delayed due to this as Quality was a top priority for Developers as well as Manomav team. Project lost crucial time. Apart from this loss, It was a situation where everyone involved in project started losing hope on project delivery which could further delayed the project.

Solution

Project got delayed by 2 months but Manomav Believes in getting everything planned as well as Implement at site. We did same thing without wasting more time. We have taken following steps which worked for delivery on time.

  1. We did complete planning for the project on Design, Procurement, Laison & Construction. Monitoring and Control systems were implemented taking well care of critical Path.
  2. Procurement was very critical for the project as cost is biggest concern for an Affordable housing project. It takes time for Negotiations and getting better deals, so we did our part of Techno commercial Negotiation way before planned so that Mr. Chaudhary gets proper time to finalize the deals and Mobilization is exactly as per planned schedule.
  3. Billing was done on time using Billing Tracker so that all stakeholders and contractors do their job without wasting time to think of cash flows.
  4. Pergola design of Elevation tough was important, but not much needed, was removed in consultation with Architect. It saved lot of Time and cost of project.

Benefits

On time Delivery of Project gave following benefits

  1. Helped in selling of Flats of Project. Not only current project but the sale of next project got a huge boost.
  2. Change of Design of pergola saved time and cost (around 50 Lakhs). Over all saved 5%on cost of construction from various Value Engineering done by Manomav Team
  3. Profits of all Stakeholders increased due to less idling of Man power, P&M rentals & Office Overheads.
